This is a wonderful debate. Possession is 9/10s but there are legal duties to owning property.

Two sides that will never see eye to eye.
The guy paid money for it so he owns it. Period. She wants to fix up the house and the neighborhood but wants ownership without the risk of putting money down. He has more to lose but she sees it completely opposite. I think they are both selfish in a way. Why should she get a house without all the pitfalls of ownership like everyone else? Why does he get to sit on a property and not have to take care of it.
